The adjoining dining area with large windows offers beautiful mountain views and a warm, welcoming atmosphere.
Sunny terraces and balconies invite you to relax throughout the day — enjoy breakfast with a view, a quiet afternoon in the sun, or a glass of wine in the evening light.
The private outdoor whirlpool is a highlight after skiing in winter or hiking in summer.
Layout & Guest Access:
The chalet extends over three floors and is entirely at the guests’ disposal.
With four bedrooms and two bathrooms, there is plenty of space and privacy for everyone.
Location:
Chalet Moralee is located in a quiet residential area on the outskirts of Kitzbühel.
The town center can be reached in about 10 minutes by car or a scenic 20-minute walk along the river.
A supermarket for daily needs is within a 10-minute walk.
Activities & Surroundings:
For skiers, the nearest access to the KitzSki area is in Jochberg, where free parking is available.
Alternatively, you can reach the Hahnenkamm or Kitzbüheler Horn lifts via bus from the Kitzbühel Langau stop, located about 8 minutes from the chalet.
In summer, the area offers countless hiking and biking trails, while in winter you’ll find perfectly groomed slopes, toboggan runs, and cozy mountain huts.

Chalet Bockberg by ONE VILLAS in Kitzbühel is a ski-in & ski-out chalet at 1,000 meters altitude with panoramic views over the Kitzbühel Alps.
Located directly on the ski slope as well as hiking and biking routes, the chalet combines privacy, nature, and alpine comfort with close proximity to one of Europe’s most renowned destinations.
With 250 m² of living space, the chalet accommodates up to 8 guests. It features four bedrooms – three with double beds and one with a bunk bed – as well as three bathrooms and a separate guest WC.
The private wellness area with sauna, steam bath, and relaxation space is designed for year-round comfort. The spacious terrace includes a hot tub, BBQ, and sun loungers with views over Kitzbühel.
In winter, you can step directly onto slope no. 22 (“Kampen”) and enjoy seamless access to the ski area leading all the way to the world-famous Hahnenkamm.
In summer, hiking and biking trails begin right at the chalet and lead into the surrounding mountain landscape.
The center of Kitzbühel, with its restaurants, cafés, and boutiques, can be reached in approximately 15–20 minutes by car.
The chalet is designed as a self-catering accommodation. Bed linen, towels, and sauna towels are provided. Additional services such as mid-stay cleaning, linen changes, or breakfast can be arranged upon request.
After your booking, you will receive a digital guest guide with all information regarding your arrival and stay. A multilingual team is available at any time via chat, email, or phone.
The chalet is easily accessible from the valley. In winter, we recommend a four-wheel drive vehicle, as winter road conditions may occur despite regular snow clearing. Winter tires are mandatory.
A security deposit of EUR 2,000 will be authorized on your credit card prior to arrival. No charge will be made. The amount will be automatically released three days after departure, provided no damages are found.
