1. How can I book a property?

You can book directly through www.one-villas.com or via platforms such as Airbnb and Booking.com.
When booking directly with ONE VILLAS, you benefit from a 10% lower rate, as no platform commissions apply. Our website always shows the best daily rate, automatically calculated by our AI-based pricing software.

2. How secure is my booking?

Your booking is fully protected by the ONE OPS Security System.
This means: Only guests who have completed payment, submitted their details, uploaded a copy of their ID, authorized the security deposit, and digitally signed the rental agreement will gain access to the property. This ensures maximum protection for both guests and property owners.

3. Why is a direct booking through ONE VILLAS cheaper?

Bookings made via www.one-villas.com are 10% cheaper than through Airbnb or Booking.com.
These platforms charge high commissions, which are eliminated with a direct booking. Our prices are also automatically updated several times per day by artificial intelligence to always offer you the best available rate.

4. What are the payment terms?

At the time of booking, 25% of the total amount is due, and the remaining balance 29 days before arrival. Payment is accepted exclusively by credit card.
After full payment, you will receive access to your digital guest guide and detailed check-in information.

5. What is the cancellation policy?

Up to 30 days before arrival: 100% refund of the total booking amount.
Less than 30 days before arrival: The full booking amount is due.
This policy ensures clear planning security for both guests and property owners.

6. How does the security deposit work?

Some properties require a security deposit via credit card. The deposit is pre-registered at the time of booking but only authorized on the day of arrival.
The amount is not charged, only reserved. Three days after departure, the authorization is automatically released if no damages are found.

7. How do I access my accommodation?

All properties are self-catering and have no on-site reception. Access is usually provided via a key safe.
After successful payment and deposit authorization, you will receive the safe code and a link to your digital guest guide. At villas on Mykonos and Panarea, a concierge will personally greet you, hand over the keys, and explain the property’s features.

8. What is the digital guest guide?

After booking, you will receive access to your digital guest guide, which includes all essential information:

Address & directions
Parking details & key-safe code
House rules & instructions (e.g. hot tub, TV, oven)
Wi-Fi code & contact information

This guest guide is accessible online anytime via a secure link.

9. Is there a rental agreement?

Yes. Every guest signs a digital rental agreement as part of the online check-in process. This agreement protects both parties and defines the house rules.
In case of violations (e.g. parties, smoking, over-occupancy), the stay may be terminated — without any refund.

10. How does the online check-in work?

The online check-in is legally required. Before arrival, you must provide your personal details and upload a copy of your ID or passport.
This data is securely stored and used to fulfill the mandatory guest registration required by local authorities.

11. What amenities are included?

Each property is individually equipped. All details – such as kitchen, pool, or sauna – are listed in the respective property description on our website.
Towels and bed linen are always included in the rental price.

12. Is there staff or a concierge service?

Most accommodations are self-catering properties. Additional services such as a private chef, chauffeur, or daily cleaning can be booked on request.
For selected villas – for example, on Mykonos or Panarea – a concierge service is already included in the rental price.

13. Is the final cleaning included?

Yes. The final cleaning is always included in the booking price.
Guests can optionally book additional mid-stay cleanings or linen changes if desired.

14. Are pets allowed?

That depends on the property. Some accommodations are pet-friendly, others are not.

15. Are the properties officially registered?

Yes. All properties are officially licensed and registered with the local authorities as holiday accommodations.
ONE VILLAS automatically pays the tourism tax, which is already included in the total booking price. Guests do not need to pay any additional fees on site.

16. How secure are my data and payments?

All payments and personal data are processed encrypted and in full compliance with GDPR.

Payments are handled by certified providers with two-factor authentication, ensuring that your data and money are always safe.
